Questions buyers ask us

Straight answers to the worries people bring to their first call.

Is my money safe when I buy off-plan?

Under Dubai Law No. 8 of 2007 on escrow accounts, off-plan payments go into an escrow account opened for that one project with an escrow agent registered with the Dubai Land Department. The money is dedicated to building that project and is protected from the developer's creditors. Escrow does not protect against delays or a fall in value. Before you pay anything, we check that the project is registered and that the escrow account in your agreement matches the official record.

How Escrow Protects Buyers

How do I pick a developer?

Judge a developer on what it has delivered, not on its brochure: completed projects, handover dates against the original promises, and build quality you can see for yourself. Project status, including construction progress and the escrow account, is published by the Dubai Land Department in the Dubai REST app. We put this side by side for every project on your shortlist.

How to Evaluate a Developer

What if handover is late?

Your sales and purchase agreement sets the expected completion date, any grace period and what happens if the date is missed, so read those clauses before you sign. You can follow construction progress in the Dubai REST app. Cancellation is covered by law: If RERA cancels a project, or works never start for reasons beyond the developer, buyers are entitled to a refund of all payments under the escrow law. We point out the delay clauses in every agreement we review.

Delays and Cancellations Explained

Can I buy from India or abroad?

Yes. Under Dubai Law No. 7 of 2006 on real property registration, foreign nationals can own freehold property in the areas designated for them, whether or not they live in the UAE. You can view by video and pay into the project escrow account by bank transfer, and a representative can act for you where needed. Residents of India can send money abroad for property under the Reserve Bank of India's Liberalised Remittance Scheme, up to USD 250,000 per financial year.

Buying from Abroad

What does buying off-plan cost on top of the price?

The main extra is the Dubai Land Department registration fee of 4% of the property value, which DLD lists as split between buyer and seller but which is settled according to your agreement. Add small registration and administration fees, and service charges once the property is handed over. The purchase cost calculator adds it all up for your price.

Buying from abroad

Buying from India

  • Send funds under the RBI's Liberalised Remittance Scheme, which allows up to USD 250,000 per person per financial year and can be used for property abroad
  • View by video, and sign electronically where the developer allows it, so many steps need no trip to Dubai
  • A team that speaks Hindi, Gujarati, Tamil, Malayalam and Punjabi

Property can support a UAE Golden Visa

Off-plan property is a home you buy from a developer before it is finished, sometimes before construction starts. In Dubai you sign a sales and purchase agreement, the developer registers the sale in the DLD interim register (Oqood), and your instalments go into the project's escrow account. At completion you pay any balance, inspect the unit, take the keys and receive the title deed.

Buying Property in Dubai from Saudi Arabia and the GCC

GCC nationals have wider ownership rights in Dubai than other foreigners: Dubai law lets UAE and GCC nationals own property anywhere in the emirate, while other nationalities, including expatriates living in the GCC, may own only in designated areas. This guide explains the difference, how to view, sign and pay from your home country, financing in general terms, and residence questions. It covers the UAE side only.

Buying Property in Dubai from India

Yes, a resident Indian can buy freehold property in Dubai, and RBI allows money for it to be sent under the Liberalised Remittance Scheme within a yearly limit of USD 250,000. This guide explains the Dubai ownership rules, how remittance works in general terms, how to pay into a project escrow account from India, signing remotely, and where Indian tax questions should go. It is general information, not tax or FEMA advice.

Frequently asked questions

Can foreigners buy property in Dubai?

Yes. Under Dubai Law No. 7 of 2006 on real property registration, non-UAE nationals can own freehold property in the areas designated for them, and you do not need a UAE residence visa to buy. UAE and GCC nationals have wider rights: UAE and GCC nationals may own property anywhere in Dubai (Article 4 of Law No. 7 of 2006); other foreigners only in designated areas. Check that the specific project sits on designated land before you book.

Can Foreigners Buy Property in Dubai
How is my money protected when I buy off-plan?

Your payments go into the project's escrow account under Dubai Law No. 8 of 2007 on escrow accounts, where they can be used only to build that project, and the sale is recorded in the interim register under Dubai Law No. 13 of 2008 on the interim real estate register, as amended in 2020. Escrow does not protect against delays or a fall in value, and it cannot protect money paid outside the escrow account.

How Escrow Protects Buyers
What does it cost to buy off-plan beyond the price?

The main extra is the Dubai Land Department registration fee of 4% of the property value, paid as your agreement sets out, plus small registration fees. If you borrow, mortgage registration costs 0.25% of the mortgage value. After handover you pay a title deed fee and annual service charges. The purchase cost calculator adds the fees up for your price.

The Full Cost of Buying Off-Plan
Can I get a Golden Visa by buying property?

Property worth at least AED 2 million in total may support a Golden Visa application, for a residency of 10 years. Off-plan and mortgaged property can count under conditions set by the authorities. The visa is granted by the authorities, not by us, and their current requirements decide each case.

Golden Visa Through Property
Can I buy from India or abroad without travelling?

Most steps can be done remotely: video viewings, sending documents, payment into the project escrow account and tracking in the Dubai REST app. Whether you can sign electronically depends on the developer, and some steps may need a representative. Residents of India can remit up to USD 250,000 per financial year under the Liberalised Remittance Scheme.

Buying Property in Dubai Remotely
Can I get a mortgage on an off-plan property?

Central Bank rules cap lending on off-plan property at 50% of the property value. For a completed first home bought by an expatriate, the cap is Max 80% LTV for a property worth up to AED 5 million. These are maximums and each lender decides. One option is to pay the developer's plan from your own funds and look at a mortgage for the balance at handover.

Mortgages for Off-Plan Property
Why don't you show prices or yields?

Prices and rents change constantly, and a figure printed on a website goes out of date. We point you to the Dubai Land Department's own data, including the Dubai REST app and the DLD Rental Index (website, Ejari system, Dubai REST), so you see current registered figures. We discuss prices and payment plans for specific projects with you directly.

How to Check Prices and Rents
How do I check that Next Reality is licensed?

Our trade licence number, 971810, and our RERA registration details are shown in the footer of every page and on our About page. You can confirm any Dubai brokerage yourself on the Dubai Land Department's licensed brokerage companies search or in the Dubai REST app. Dubai law sets the rule: Brokers must be licensed and entered in the DLD Real Estate Brokers Register; registration number must appear in all correspondence.
